Executive Summary and Background Information:


Z-18-14:  This is a request by Teresa Liepman, owner, to rezone property located at 4602 McKnight Road (a 0.748 acre tract of land located in the George Brinlee HRS, A-18) from Single Family-2 to Office.  The proposed use is a real estate office. The existing use is a single-family residence.


The adjacent zoning is General Retail to the north. east and west and PD-General Retail across McKnight Road to the south. The adjacent land use is vacant land to the north, south. east and west.


The City’s current Comprehensive Plan has designated this as an office/institutional area.


According to the applicant, renovation plans are underway to update the existing single-family residence into a real estate office.  Upgraded plumbing, electrical, and ADA compliant restrooms are in the process with plans to remove the existing deck and trees and add concrete for additional parking.


The applicant should be aware that if this zoning change is approved, all other applicable city code/ordinance requirements must be met including but not limited to building codes, setbacks, subdivision, fire, parking, drainage, water and sewer prior to the issuance of building permits.


All notification and application requirements have been met to consider this request.
